Calling Off The Sign – Buyer Beware

Everyone should be represented when buying or selling a home.  The seller is represented by the “listing agent” the buyer by the “buyers agent.”  But unknown to a potential homebuyer when you call the listing agent off the sign in front of a home to see a house you are not being represented.  This is because the listing agent already has a fiduciary duty to the seller!  That agent represents the seller’s best interest concerning the sale of the house.  The listing agent knows the motivation and desires of the seller, so you as the buyer will not receive vital facts that could influence your decision on making an offer.  That would not be in the seller’s best interest.  This is why all homebuyers should procure their own agent that will represent their best interest, so that as the buyer you will have a buyer’s agent who will facilitate your best interest.  Help determine your best scenario on buying a home based on tax records, plats, seller disclosure, covenants, and listing history. In addition it costs nothing to have buyer representation by a buyer’s agent, so why wouldn’t you?  Call the listing agent off a home for sale sign only to ask basic information, it is to your advantage to have your own agent to show you the home, determine value and make an offer.
